A real estate assessment, which meets the requirements of many criteria, should be the exclusive field of professional appraisers. After a specialised training, Geneviève Sadone-Lebeau and Jean-Louis Sadone, having both followed legal studies, have been appointed at the Chamber of Property Appraisers of France (FNAIM).

The property appraiser's goal :

• Sales, inheritance, divorce, family or legal co-ownership, and, generally speaking.
• All cases of disputes.

The property appraiser's duty :

Signatories of a Charter, Geneviève Sadone-Lebeau and Jean-Louis Sadone, as with all property appraisers, aim at self regulation :

• They carry our their jobs with complete impartiality,
• They keep their independence by excluding all influence or pressure,
• They keep to the rules of professional confidentiality,
• They implement all the methods of investigation that they deem to be necessary,
• They give their conclusions in a detailed report.

Means of appraisement :

Direct comparison : between the asset that is the object of appraisal and transactions carried out on similar assets
Income: consistent in capitalising or actualising a yearly income (rent or rental value)
Cost of replacement: in reconstituting the total cost of the asset
"Business" : these apply to specific categories of property assets (clinics, hotels, cinemas…)
